Larry Tolchinsky is a Florida real estate attorney and licensed real estate agent who has spent over 30 years on every side of real estate transactions. He has practiced law since 1994 and built his practice on a foundation that most attorneys cannot offer: he has personally owned, operated, bought, and sold Florida real estate throughout his career. He has sat at the closing table as an attorney, as an owner-operator, as a distressed debt investor, and as a hard money lender and mortgage broker. That 360-degree experience is what he brings to every client matter.

Larry has personally owned and operated strip shopping centers, motels, and warehouses across Florida. He has executed Loan-to-Own strategies, purchasing distressed commercial notes, foreclosing, taking physical title, and repositioning assets for disposal at multiples of acquisition cost. He is a former co-owner of and a  current Strategic Advisor to RCA Contractors, through which he has overseen complex build-outs for restaurants, high-end residential properties, large-scale warehouses, entertainment venues, and student housing facilities. He reality-checks construction budgets and deal structures because he has lived them from the inside.

He has also worked as both an institutional and hard money mortgage broker and lender, funding residential and commercial projects throughout Florida. That background gives him a lender’s perspective on deal structure and risk that purely transactional attorneys do not have.

On commercial leasing, Larry brings both legal and operational knowledge to the table. He has negotiated and reviewed commercial leases from the landlord side, the tenant side, and the lender side, across retail, warehouse, office, and mixed-use properties. He understands the economic terms that matter most in commercial leases: base rent structures, CAM charges and reconciliation, rent escalation provisions, tenant improvement allowances, exclusivity clauses, personal guarantees, assignment and subletting rights, and co-tenancy provisions. Clients come to him when they need an attorney who understands not just whether the lease language is legally sound but whether the deal terms make economic sense.

Larry takes pride in the fact that he has become a trusted advisor to many of his clients because he looks out for them the way he does for his own family.

Larry Tolchinsky is a graduate of the University of Florida with a B.S. in Economics. He received his Juris Doctorate from St. Thomas University School of Law, where he was a member of Phi Delta Phi, the international legal honor society. He is a long-standing member of the Florida Bar Real Property, Probate and Trust Law Section, the Business Law Section of the Florida Bar, and is a member of Attorneys’ Title Insurance Fund, Inc.

Approved Title Agent and Closing Attorney

Larry has been approved by the nation’s largest real estate lending institutions, including Bank of America, CitiBank, Chase Manhattan Mortgage Company, SunTrust, and Wells Fargo Home Mortgage, to issue title insurance in residential real estate closings and refinancings. He has been a featured attorney for SmithBarney, Bank of America, and John Hancock.
